Sound Familiar?
I have a crack in my foundation.
- “I have a crack in my foundation.”
- “I'm worried about my foundation.”
- “There’s water coming into my basement.”
A crack in a foundation wall is worth looking at, and it is not automatically an emergency. Plenty of them are old, stable, and not going anywhere. Others are actively moving, and those are a different conversation.
The only way to know which one you have is for somebody to come out and look at it. We’ll explain what needs to be done, in plain English, and we’ll tell you if the honest answer is that it can wait.
Why It Happens Here
Central Iowa soil moves.
Central Iowa soil swells when it’s wet and shrinks when it dries, and the freeze-thaw cycle works on it all winter. That movement is pushing and pulling on your foundation every year, whether anything shows or not.
Combine that with water that isn’t draining away from the house — a grade that has settled the wrong way, downspouts dumping right at the wall — and you get the cracks, the bowing, and the damp walls people call us about.
We’ll come take a look and tell you straight what we see.

Foundation Work
Repair work on foundation walls and footings where cracking, movement, or deterioration has set in. We look at what the foundation is doing and why before recommending anything.
Foundation Waterproofing
Sealing and waterproofing the foundation so water stops travelling through the wall. Usually this goes hand in hand with sorting out where the water is coming from in the first place.
What To Expect
We come take a look, then we explain it.
We look at the actual foundation, not a photo of it — the crack itself, how the wall is sitting, where water is going when it rains, and how the ground around the house is graded.
Then we explain what needs to be done and lay out the options, including what happens if you leave it for now. You get a fair estimate in writing with no pressure to sign anything.
Free estimates. Warranties are available on qualifying work.
